Terms of purchase

These are the terms on which we sell the HMO Course. Buying the course means accepting them. If anything here isn't clear, email hello@spacescoliving.co.uk before you buy rather than after.
Who you are buying from
EL3VATE LTD, registered in England and Wales, company number 15826292. Registered office: 57a Broadway, Leigh-on-Sea, Essex SS9 1PE.
Contact: hello@spacescoliving.co.uk. EL3VATE LTD is not VAT registered, so no VAT is charged on this purchase.
What you are buying
Access to the HMO Course, the Video Vault and the Tools & Resources library, hosted on Circle at mitchnunnacademy.circle.so. In total, 119 items:
- The course — nine modules and 61 lessons
- The Video Vault — 39 recorded sessions
- Tools & Resources — 19 calculators, templates and legal documents
Roughly 58 hours in total. The lesson and item counts are exact. The hours are close estimates rather than measured totals, and we describe them that way everywhere.
Price
£1,500, paid in full in one payment. No VAT is applied, so £1,500 is the total payable. Payment is taken by Circle's payment provider. We do not see or store your card details.
Access
Access is lifetime and begins as soon as your payment clears. There is no expiry date, no renewal and nothing to cancel.
What "lifetime" means, since the word gets used loosely: for as long as we are running the course. We have no plans to stop. If that ever changed you would be given reasonable notice, and the 19 downloads would remain yours regardless, because you will already have them.
Your login is for you. You may not share your account, and you may not copy, republish, resell or distribute any of the material. The 19 tools are downloads for your own use on your own projects.
The 45 minutes with Mitch
Complete all nine modules and you unlock a one-to-one session with Mitch, in person or by phone, at no extra cost. He charges £300 an hour for one-to-one time, so this is a real part of what you are buying rather than a token.
Three conditions:
- All nine modules must be complete. Circle tracks this.
- Send us a short note on your project beforehand, so Mitch arrives knowing your situation.
- Book it within twelve months of your purchase date. This is the only twelve-month period in these terms — your access itself does not expire.
It is one session, not ongoing mentoring.
What is not included
- No one-to-one time with Mitch before or during the course
- No ongoing mentoring
- No live community, group chat or messenger access
- No in-person tours — the site tours and Q&A sessions are recordings of things that already happened
- No new content. This is a finished library, not a membership that grows.
- Nobody checks your work
Your cancellation rights
Under the Consumer Contracts Regulations you would normally have fourteen days to cancel a distance purchase. Because this is digital content and your access opens immediately at your request, that right no longer applies once access has started. You are asked to confirm this at checkout, and we confirm it back to you in writing afterwards so you have a record.
If you would rather keep the fourteen-day right, tell us before you buy and we will hold your access open until it has passed.
Refunds
Once your access has opened, the course is non-refundable. You have agreed to immediate supply, the material is available to you in full from that moment, and the 19 tools are downloads you keep.
That said: if you get in and find it isn't what you were expecting, tell us. We would far rather hear it and sort something out than have you sitting on something you didn't want. We look at genuine cases individually. That is a goodwill position rather than an entitlement, and it is not a substitute for reading what the course does and does not include before you buy — which is why we set it out plainly above and on the sales page.
This is education, not advice
Everything in the course is Mitch's own experience from his own developments. It is provided for education. It is not financial, legal, tax or investment advice, and it is not a recommendation to make any particular investment. Property carries risk, including the risk of losing money. Take your own professional advice before committing to anything.
Figures used in the course are from real projects at the time they were filmed. They are illustrations of how those deals worked, not a forecast of what yours will do.
Changes
We may update these terms. If we do, the version on this page at the time of your purchase is the one that applies to you.
Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
